Added 'Policy Rate-Linked Mortgage Simulator' to the Income Calculator Web App

Enter the month your loan started and the loan amount to see your current payment reflecting the Bank of Japan's rate hikes and when your payment will change next.

We have added a new 'Policy Rate-Linked Mortgage Simulator' to our Income Calculator web app (https://tedorikeisan.com/mortgage-policy-rate). Since ending negative interest rates in March 2024, the Bank of Japan has raised its policy rate to 1.25% as of September 2026. We built this feature in response to many homeowners with variable-rate mortgages asking when, and by how much, their payments will rise.

Key Features:

•Simple input: just the month your loan started and the loan amount
•Calculates the applied interest rate and monthly payment for every month from the loan start to today, based on the Bank of Japan's published policy rate and short-term prime rate history
•Supports the '5-year rule' and '125% rule' used by most Japanese banks, including unpaid interest and the final settlement amount
•Shows when your payment will change next and how much it will be
•Compare future rate scenarios (unchanged, gradual rise, sharp rise, decline)
•Per-year pages let you check at a glance how a loan taken in your year is doing today

With a variable-rate mortgage, the 5-year rule keeps payments unchanged even after rates rise, while principal quietly shrinks more slowly. Use this feature to understand your current rate and your next payment revision, and to consider prepayment or refinancing.

The Income Calculator web app remains free to use. The same feature is planned for the mortgage calculator app 'MORA' in its next update.
